Click on the link that says “Click here for an online loan application”, and answer as much as you can.  If you need to stop part way and finish later, you will need your application number to get back in.  If you don’t know how to answer something, just leave it blank and I’ll take care of it.

For your documentation please provide all pages of the following (any missing pages may hold up processing and/or loan approval), and please NO staples in your documents if making physical copies, but electronic or PDF is preferred.  We will be in contact with you about any questions or items needed beyond what I have requested in this email.  This list is complete but not comprehensive.  Once an underwriter sees the loan file, some items may prompt them to make additional documentation requests, so please be ready to provide whatever is requested.

  1. Most recent 2 concurrent paystubs for all borrowers that reflect year-to-date earnings
  2. Last 2 year’s W-2 form from all employers
  3. Last 2 year’s tax returns, please include all pages and all schedules for the Federal return only
  4. Employer contact name and number for employment verification and salary key if your company uses The Work Number to verify employment
  5. Most recent and concurrent 2 month’s statements for checking, and savings accounts, all pages please as they will be requested
  6. Copy of your actual bankruptcy discharge document, the one that shows the formal discharge date
  7. Your evidence of homeowner’s insurance, including agent contact name and phone once you’re under contract
  8. HOA contact name and phone number and the Homeowner’s Association name of the development if your subject property is managed by an HOA
  9. The name, phone, and email address of your landlord if you’re renting
  10. Identification information in TWO forms to include driver’s licenses, social security card, state or other photo ID, etc., and zoom in several times so all the numbers are easy to read

 

Important – Opt-Out Instructions: Credit reporting agencies will put your name on a ‘target list’ within 24 hours after your credit report is ordered in connection with a mortgage.  They will sell this list. As the result you will receive phone calls and junk mail with offers of loans, insurance, etc. from a variety of unscreened vendors. If you wish to avoid receiving this unwanted solicitation, either call 1-800-567-8688 or go to www.optoutprescreen.com and follow the instructions. It takes 5 business days to process your request to opt out. For this reason, I will leave your phone and email address off when I pull your credit so that doesn’t happen this time.
